As a skilled Buffalo Real Estate Attorney, I often receive questions from clients regarding real estate transactions and what documents are required when selling a house.
- You will need a Title Search, which dates back to about 1920, which shows everyone who was interested in the property
- This must be updated to the time you are closing in on the transaction, so that the attorney can do a proper title observation
- You will want tax statements, and certifications for water, sidewalk, sewer, and sump pumps
- You will also want health department certifications, with regard to any well or septic system on the property
